How This Started

This process didn't come out of theory. It came out of a real situation in Winnipeg, with an honest Real Estate Agent.

A local business owner decided to sell. He turned to a friend, someone he trusted. That realtor did something unusual: when the market didn't respond to the asking price, instead of just pushing forward to keep the listing, he reached out for a proper valuation.

That honesty is what made the deal work.

We want to find the same kind of person in Calgary.

The Market Spoke

Over the next few months, the business sat on the market. No serious, financeable offers came forward.

That confirmed what the realtor had already suspected: the price needed to be grounded in reality.

Instead of pushing forward just to maintain a listing, he chose a different path. He reached out for a proper valuation.

For serious buyers and sellers, we have a redacted example of a valuation where the buyer profile and plans were part of the valuation report. You will see how this increased the value and was accepted by TD Canada Trust for a Canadian Small Business Financing Program loan. If a court orders it, the redactions can be reversed for the court to see in full detail.
