Bedroom Home on 7 Acres
Our farm is called "The Natural
Stone Arts Studio Ranch" and this very name is carved into a
large slab of white-gray granite 12' long x 3' high x 6" thick.
We have lived here now by God’s Grace for 36 blessed years and
love to stay for another ten years or more, and that may happen
if that is the supreme will of our Heavenly Father. However both
my wife and myself are having certain physical handicaps that
would make it more attractive to go a bit smaller.
Situated near
popular Cowichan Station, this picturesque 7 acre farm with Southern
exposure features a 5 bedroom family home with
office/library, 3 bathrooms as well as
outbuildings including a solid main
barn with hayloft - 56' x 46', machine
shed/workshop - 72' x 24', quonset hut
shed/shop - 35' x 42' x 15’ high' There is also a large dining room with
fireplace and large kitchen with dining room and solarium.
A brand new
yard light has just been installed and our yard is mostly
blacktopped.
The property
has in the past been used for animal husbandry (12 cows, 70
pigs, 15 sheep, 3 horses, meat birds and 850 laying hens).
There is lots of hay and a large vegetable garden and orchard.
We have juiced and stored (annually) 300 quarts of home made
apple juice. The barn features an 8' x 4' walk-in cooler
that stored our eating apples, eggs, vegetables and milk.
Fields are presently in hay (4.5 acres) and Christmas and
ornamental trees (approx. 1 acre with 400 Douglas Fir). We have
4.5 acres
in hay.
The property is
fenced and cross-fenced. We have very good neighbours and
enjoy the fresh air and a beautiful view of Saltspring Island and Maple
Mountain and the Koksilah Ridge.
Our home offers
3 woodstoves graced with custom stonework and a feature
fireplace designed with 70 different kind of stones collected
from the Mexico border right up to northern BC. The open
living space is ideal for both the growing and extended family.
There is a built-in vacuum system upstairs and down. 2 good,
clean water wells with 2 pumps (one deep, one shallow.)
There is also a 180' deep well that is dormant. It would be good
to use for irrigation. Oil home heating
furnace. 2 hot water tanks. The roof on our home
is as new as are the majority of the barn and machine shed (35 year
fiberglass shingles).
We ourselves heat 95% with wood.
We have a beautiful solarium, with plants and one fig tree, that
has been decorated with my artistic stone, brick, slate and
ornamental wood and steelcraft. We remodeled our whole
basement and is decorated with pleasant colours with all new
carpeting. Our home features all newer plumbing.
Our large garage has a very quiet garage door opener.
I made hot and cold water taps in insulated housing in the
carport. Here my wife pre-washes my work clothes in an old
antique wringer washer, before putting the laundry in her clean
washer and dryer.
The home is wired for self-produced electrical power.
Our standby 15 kilowatt generator (can be bought for an extra $4500.00) lights up the entire farm and home and can also be used for welding jobs down the field or on jobsites and is pto driven by
a diesel fueled 62 pto Kabota 4x4 farm tractor with HD frontend loader.
The loader has very tough industrial wide AG tires all with inner tubes and all filled with fluid for solid ballast.
This loader comes with shuttle drive with approximately 475 hours (and can be
included for an additional $45,000.00). This tractor is the best tractor I ever owned and just never lets me down. |
