Building History

Kaiser Coal built the existing building in 1981 at the current site in Sparwood BC.  The total cost of facility was approximately $15,000,000.  Kaiser utilized the building from 1981 to 1989.  At that time Kaiser experienced financial difficulties and Elkview Coal ended up taking them (and the facility) over.  Elkview concluded that the building was too far from the coal operation, and thus they built a new office building at the top of the mountain near the operational facility.  The building is now not being utilized and is planned to come down or be moved to a new location.

Building Specifics

The building is currently two stories with a total of 66,000 ft².  The building is equipped with a heat air exchanger, air conditioning, 40 one piece bathrooms, major transformer rooms, heating pumps, water softeners, computer wiring, 30 boilers and full electrical and sprinkler systems throughout.

The floors are concrete and the building consists of Q decking steel 'I' beams, steel trusses, steel columns, 160 exterior windows in bronze safety glass (low e) about 6' x 11', and concrete tilt-up panels welded into place above and below windows about 8' x 11'.  The concrete columns are false, which wrap around the structural steel columns that are load bearing.  Exterior walls are in split face concrete.  There are steel trusses that span 43' from beam to beam, and Q decking that spans about 6'.  The built-up roof is made of 30-year tar and gravel, making it a rating of R60.  The building has an estimated lifespan of 100 years and is 100% fire rated.

Current estimates put the salvage value alone of the building at approximately $5,250,000.

There are other interior items to numerous to mention which will be included.  All of these items are stored in a warehouse and two containers in Sparwood.  Mr. King has estimated the cost to transport the above to Westbank will be in the area of  $130,000 for the concrete panels and another $20,000 for the other items.
